The restoration of 216 N Dawson St. included 3 distinct phases. The house’s foundation was reinforced to ensure long-term structural stability and integrity. More than 10 heavy-duty piers were strategically installed to provide critical support, preventing settling and future foundation issues. Rehabilitation included the installation of a brand-new HVAC system with all-new ductwork. A complete electrical overhaul replaced outdated wiring, panels, and fixtures, bringing the residence up to modern safety standards while supporting contemporary technology demands. A full plumbing system replacement introduced new piping and fixtures.
All original sash windows were meticulously refurbished, ensuring all windows were fully functional while preserving their historic charm. Each window was carefully restored, with rotted wood replaced and damaged sections reconstructed to maintain original craftsmanship. The kitchen underwent a renovation that installed floor-to-ceiling cabinetry, which maximized space and improved storage functionality while maintaining a timeless aesthetic.
