2025-2026 Heritage Reinvestment Award
Frances Goldberg
Constructed in 1920 as a modestly sized guest house, the Dawes House guest cottage is located on the east side of the 2.1 acre property. The cottage sits well back from Dawson Street giving an expansive view of the main house and property’s lawns.
From the beginning of her effort, owner Frances Goldberg was challenged by layers of earlier remodeling. Work dating from the early 1970s, 80s, and 90s needed to be stripped away – an ocular window located on the front porch was removed. Aluminum window units, installed in the 1990s were removed and replaced with new windows whose design reflected the house’s craftsmen styling. Original craftsman style rafters tails were exposed and the 1980s stucco skirting removed. The house gained new kitchen space, an ADA compliant bathroom, with the original flooring sanded and refinished throughout.
